San Francisco Launches Free Online Database for Property Records

San Francisco is taking a major step toward modernizing its public records system with the launch of a free online database containing over 7 million property documents. These records, which date from 1990 to the present, include deeds, liens, reconveyances, and notices of default. Previously, these documents could only be accessed in person at City Hall or through paid services. Now, they’re available to the public at no cost.

This initiative, spearheaded by Assessor-Recorder Joaquin Torres, is the first of its kind in California and is already proving popular, with more than 500 users registered since its soft launch in November. The new database aims to help residents with estate planning, fraud prevention, and family matters, making important property records easier to access.

The project was inspired by a discussion between Torres and Supervisor Aaron Peskin and has received praise from Mayor London Breed as part of broader efforts to update the city’s government systems. In addition to this major update, San Francisco has already digitized 2.25 million pre-2000 property records, and a homeowner community portal is planned for launch in 2025.
